Brand new in sealed box. This was released 10+ years ago - it is brand new, sealed and never played with.
That said, there is some normal shelf wear and the box is not pristine. Please see last two photos. The set comes with the three glow in the dark "hitchhikers" (as found at the end of the ride), as well as a coffin, grandfather clock, couch, chair, and table with Madame Leota's Crystal Ball. Turn out the lights to see the glow in the dark features. Press the coffin shaped tombstones in the front yard to activate the lights and hear the eerie sounds just like at the park, including "Welcome Foolish Mortals" in that Disney voice from the ride that we all know and love to scream to while lights flash in the windows. The roof can be removed and there is a split in the back to allow you to open up the mansion from the back and view the interior, with stretched wall pictures just like the ride, spooky wall paper, staircase, etc. Playset has a moveable staircase and hidden passageways.
